Consumption Overview Prepaid, Fixed Budgets, and Monitoring in Apartments

The modern and simple way to provide and bill electricity, water, and heat in apartments and to display consumption! Credit is topped up directly and securely in advance or made available as a budget — without time-consuming utility billing. The tenant can use water, electricity, and heat until the credit is used up and always has a complete overview!

Verbrauchsüberblick

Measurement results show that household electricity consumption is 50 percent lower than that of comparable German households and that heat consumption for heating and hot water is very low.

Mindful use of resources
Networked meters are installed in the apartments. Tenants pay for electricity, water, and heat in advance, or a budget is provided. Consumption is billed directly, and the tenant has an overview of their credit balance and consumption at all times. If the credit is used up, the user receives a warning and can top up their credit independently. If iSAtech BMS Control Units are installed, the supply can optionally be restricted or interrupted following a warning. Shared washing machines and dryers can also be integrated: operated via the iSAtech PayU-Manager and billed directly via the existing credit account.
See what you consume
A display in the apartment provides a quick overview of previous consumption and the current budget. The tenant can quickly and easily add credit if the budget is exceeded. There are no surprise additional payments for utility charges! The transparency and immediate feedback on current consumption not only promote a more conscious use of resources but can also be used to meet the requirements of the German Heating Costs Ordinance.

Transparency for Tenants
  1. Pay first, use later: Credit can be topped up independently at any time, e.g., by bank transfer (automatic recording via HBCI/FinTS) or PayPal. Alternatively, a monthly or annual budget can be provided. Consumption and the current budget can be checked at any time in the iSAtech PayU-Manager and (optionally) on the wall terminal at home.
  2. Or the classic way Consumption is recorded with the iSAtech PayU-Cloud and invoiced at the end of the billing period.
Overview for Landlords
Our flexible software provides a quick overview of all consumption. There is no need for time-consuming reading and billing of ancillary costs. The administration can easily create user profiles, set tariffs, or manually top-up credit. Reports can be created, invoices can be generated automatically, and notifications can be configured.

How it works
Consumption Overview — short and sweet
  • Electricity, heat, and water consumption (prepaid, budget, or postpaid configuration)
  • Annual or monthly budgets can be defined
  • Prepaid billing of washing machines, dryers, showers, charging connections, etc.
  • Warning if the budget is exceeded; simple additional payment if more credit is needed
  • Online payment (e.g., PayPal), HBCI/FinTS connection, or convenient topping up of credit balances by the administration possible
  • App for residents and wall display with consumption data, credit balance, and management messages (message system with read confirmation possible)
  • No manual meter reading, no risk of payment defaults
  • Extensive reporting and evaluation functions
  • Tenant electricity models through real-time evaluation of different measuring points
  • Networking via cable (RS485 ModBUS) or radio (LoRaWAN)
  • Integration of existing smart meters, e.g., via MBUS, ModBUS, or LoRaWAN
  • Secure and maintenance-free operation in the cloud or installation on your hardware
  • User interface according to individual requirements, customizable design
  • Extensive API: Integration into existing online systems possible
  • Profitable from just one installation with a single measuring point

The iSAtech BMS Control Unit

The optional iSAtech BMS Control Unit can record and control electricity, water, heat output, and appliance operating times. The water meter/valve or electricity meter/switching contactor is connected to the Control Unit for this. It can easily be installed on a DIN rail in the apartment’s sub-distribution board. Communication with the iSAtech Gateway (see below) can take place via radio (LoRaWAN) or cable (RS484). Alternatively, the iSAtech BMS Control Units can be combined with Modbus (RS485) and LoRaWAN meters. The BMS Control Unit receives available credit and tariffs, configuration, and control data from the server and processes all data locally. This enables accurate billing and delivery even if the internet connection is interrupted.

The iSAtech Gateway

The iSAtech Gateway is used for networking iSAtech BMS Control Units, LoRaWAN sensors, LoRaWAN meters, and iSAtech Pay U wall terminals. Depending on the configuration, an entire building can be networked with an iSAtech Gateway. Wireless systems are particularly suitable for existing structures where new cabling is to be avoided. The iSAtech Gateways are connected directly to the internet via Ethernet or LTE and automatically establish a connection with the iSAtech Pay U cloud.

Example Installations

iSAtech BMS Control Unit

  • Installation in the sub-distribution board in the apartment with contactor and electricity meter
  • Connection of electricity meter and contactor with return channel
  • Connection of water meter and valve
  • Networking via RS485 cabling in the building

iSAtech Cable Gateway

  • Installation of an iSAtech Cable Gateway for two lines to connect the iSAtech BMS Control Units
  • RS-485 connection for building networking
  • Ethernet connection for Internet access
  • Central energy supply for the iSAtech Cable Gateway and all iSAtech BMS Control Units
